What to Include in Your Building's Digital Handbook

Most of the questions a property manager fields aren't urgent — they're the same handful of questions, asked by a new tenant every few months, because there's nowhere for them to look it up.

A building handbook fixes that, but only if it's actually structured around what tenants ask, not what the property manager thinks is important. Based on the requests we see most often, a good handbook covers: bin collection days and recycling rules, intercom and key fob instructions, parking and visitor access, who to contact for emergencies versus routine maintenance, quiet hours and any building-specific rules, and where to find fire safety information and evacuation procedures.

The format matters as much as the content. A PDF emailed at move-in gets lost within a week. A handbook that's searchable, always accessible from the tenant portal, and easy to update when something changes — a new bin schedule, a new emergency contact — actually gets used instead of ignored.
